Residential Market Stats
2009's results are in and the performance is mixed. The overall County results look promising. Transactional volume is up, driven by sales in the $500,000 and under market, but median pricing is still declining somewhat as is total dollar volume. In general the County indicators seem to point toward an approaching turn-around. If you look at the trends by community, you'll find that some of Napa County's towns have been impacted more than others. Deals are largely value driven, as evidenced by the narrowed gap between list and sold prices. Distressed sales, i.e., REOs and short sales, continue to play an increasing role in the overall market performance. Opportunties abound for buyers across price points and communities.
